I am Debbie Betts and one of the 2 candidates running together for open Board positions.
I have been on the Board for the past 2 years working tirelessly with the other 4 members to find the right solution to the Golf Course issue, while addressing everyday Association challenges.
I can tell you that this has been the most intense and challenging endeavor I have had to deal with in several years. The complexities of the Golf Course purchase is beyond what any typical real estate transaction experiences.
It has been my honor to work alongside Mark Reider, Phil Jamison, John Perry, Tom Hansen, Brian Mooney and Gary Bartlett. I can personally attest to the fact that each one of us has devoted thousands of hours including while on vacation, nights & weekends, illnesses and in my case my husband’s open heart surgery, all in efforts to resolve the nightmare we have been living due to 3rd party ownership of the Golf Course. We have all dedicated our life, sacrificed family and personal time because we believe our actions are in the best interests of the entire community.
As a Board, we have responded to hundreds of emails, attended court hearings and met with numerous individuals all interested in ensuring the best outcome from this overwhelming challenge all in the spirit of wanting the best result for the entire community and doing it all on our own time and at our own expense.
We all share the same goal which is to see our Community back to the Trilogy it was originally intended to be. And for anyone that doubts our motives or intentions, I can only say they do not understand the true meaning of community, sustaining real estate values or pride of ownership.
I ran for a board position 2 years ago as I felt Trilogy is a premier over 55 development that offers a unique lifestyle and amenities that make us stand out, and participation as a board member is the best way for me to be involved and give back. My objective has been to contribute progressive positive thinking in order to improve and maintain our facilities, our community as a whole and be fiscally responsible. I believe in working hard at transparency, professionalism and collectively making the right decisions for the entire community.
My Personal Background
· My husband, Mike and I moved to Trilogy in July 2021 full time. We have been coming to Trilogy for the past few years visiting friends that live here. We were so impressed by the overall look and feel of the development from the minute we drove through the main gate and on towards the club house. It’s almost breathtaking to drive in and see the beautiful golf course, the lush landscaping and the majestic mountains. After visiting here a few times and meeting some of the residents and getting familiar with the Clubhouse and its amenities, we knew this was the place we wanted to move to.
· We moved from El Dorado Hills which is east of Sacramento. Our son and family live in Corona so this puts us much closer to them. We lived in a similar community and loved that community as well but believe it or not I actually like the warm weather better. Needless to say, by moving here in July we got indoctrinated quickly to the summer heat.
My Professional Background
· As for my qualifications, my background is in Real Estate and Finance. I have been in the business since 1974 and worked for Great Western Bank, Chase Bank and Bank of America for several years as Vice President of Residential Appraisal, managing the appraisal divisions of the western US. I later went on to mortgages in 2006, and I ran a business financing large yachts and recreational vehicles. However, I can gladly say I have now retired.
· I believe my background in managing a large corporate division and running my own business have provided me with a variety of experience that I have been able to tap into as a board member. I know what this position entails, and I believe I have the necessary experience to make a positive contribution to Trilogy.
· My past 2 years of experience on the Board has provided me with an invaluable lesson on Association management and afforded me the opportunity to learn the inner workings of how Association Boards operate. I had no idea the challenges I would be faced with nor the negativity of a few homeowners that are not willing to consider the community as a whole.
· As a Board we have been able to work collaboratively on monumental issues facing the community. Although we don’t always agree we are always able to understand and recognize what’s best for the good of all and understand we all want provide the residents with the support they deserve. I have to thank my co-board members for supporting me throughout this endeavor. I could not ask for a better group of individuals along with FSR Management to work beside.
· I have been the Board Liaison to Design Review, Compliance and Activities. It’s been another valuable lesson on how our Association operates and I have learned a lot. I have been instrumental in developing, reviewing and updating all Committee Charters and policies along with Clubs and Groups. I have especially enjoyed Activities as I feel it’s a privilege to be able to associate with and contribute to the events. I for one enjoy and attend most events we have and encourage everyone to not only attend, but to also get involved by joining one of our many Committees.
My Position - Current Trilogy Opportunities
Golf Course - Recognizing that Trilogy is a golf course community which is everyone’s first impression driving into the development, our efforts to ensure its success are vital to all homeowners regardless of individual home location or whether you are a golfer or not. As an experienced Realtor and real estate appraiser I can say I have witnessed firsthand how property values can be effected by the tragic operations of a mis-managed golf course. The effects are real and sometimes devastating.
I believe wholeheartedly that the only way our community can thrive with a Golf Course is to own it. We have experienced 3rd party operators that have proven to be a disaster and we now have the opportunity to change that.
· I support the current efforts including the financial investment to protect our rights as an HOA and especially our property values by owning the Golf Course and Restaurant.
· Our partnership with BlueStar Resort & Golf is the most exciting and positive thing that has happened to Trilogy in years and will put us back into the Trilogy family of outstanding well managed over 55 communities.
· Looking forward and not dwelling on prior decisions will provide us with opportunities to ensure we are able to reach a long-term positive solution for the entire community.
HOA Monthly Assessments - Monthly dues are always a concern for every homeowner.
· I understand the challenges we currently face with the rising cost of living and increased cost of doing business along with the golf course integration are both contributors to increased monthly dues.
· I look forward to continue working with the board to review our expenses to ensure we are keeping pace with our obligations to maintain and enhance our community.
· I feel Trilogy’s lifestyle, appeal and amenities are one of the best in the valley and our monthly dues allow us to maintain a valued and well-respected community.
Reserves – Maintaining a healthy reserve fund is vital to the benefit of the entire community.
· We must continually review our reserves to safeguard the associations obligations for the repair, replacement and enhancement of the community.
· As we incorporate the Golf Course and Restaurant it’s even more important to ensure our reserves are adequate. By combining all reserve funds into one account it will give is the flexibility to make contributions and adjustments in order to maintain all facilities to the upmost condition.
HOA Management - since my arrival here we have been able to hire Martha Fogg as our General Manager, who has proven to be a valuable asset. The entire FSR staff has supported this Board and gone above and beyond what a typical management company should have to be involved with. They have graciously stood by the Board to support the decisions we have made both in reference to the Golf Course and with day to day operations. I look forward to enjoying the integration with BlueStar to manage our Lifestyle while continuing our work with FSR for HOA management.
I ask for your vote again for this current Board seat, as I feel it’s imperative that in order to be successful and to ensure a smooth transition with the Golf Course, those of us that have not only been involved and have a thorough understanding of the challenges be able to continue to provide Trilogy with our Consistency, Continuity and Commitment.
